Lead times start when your order is confirmed, not when you place it
We confirm your order with the manufacturer first — usually the same working day. If anything affects the date, we'll tell you before the clock starts rather than after.
Every lead time on this page is an estimate. Production schedules, materials and weather all move them. Please don't book an installer or time off work against an estimated date until your delivery is confirmed.
02
What happens after you order
- We confirm with the manufacturerUsually within one working day, and within three working days at the latest. If there's a problem with availability we'll contact you straight away with your options, including a full refund.
- You get a confirmation with the lead timeConfirming which manufacturer is building your order and the expected window.
- The manufacturer contacts you to book deliveryThey'll call or email directly to arrange a date that suits you. They deliver it themselves, so they're the ones who know their own schedule.
- DeliverySomeone needs to be there to receive it. Please check the delivery before you sign for it.
03
What's included
- Delivery to mainland UK is included in the price on most products. Where a surcharge applies to your postcode, we'll confirm the amount with you before placing the order — never afterwards.
- Delivery is kerbside. The driver will unload to the nearest safe hard-standing point. They won't carry items through a property, round the back, or up steps.
- Assembly isn't included unless the product page says so. Benchmark kennels are delivered and installed; everything else arrives for you or your installer to build.
- You'll need a base ready. A level, firm base — concrete, paving or a proper timber frame — must be in place before delivery. Grass, gravel and soil aren't suitable.
04
Access — please read before ordering
Garden buildings arrive on large vehicles, often on pallets. Access is the single most common reason a delivery fails.
- A long-wheelbase van or lorry needs to reach the drop point
- The route from the vehicle to the drop point must be firm and level — no grass, gravel, steps or steep slopes
- Narrow lanes, low bridges, weight limits and permit-only parking all need telling us about before you order
Failed deliveries are charged
If a delivery can't be completed because of access, or because nobody is there to receive it, the manufacturer returns the goods to their depot and charges for the attempt. We have to pass that charge on. If you're unsure whether your access works, tell us before you order and we'll check it with the manufacturer for you — that's free, and it's a lot cheaper than a failed delivery.
05
Where we deliver
- UK mainland — included in the price on most products.
- Scottish Highlands, Northern Ireland and some coastal postcodes — a surcharge usually applies. It varies by product and by manufacturer, so we confirm the exact amount with you before the order goes in.
- Scottish islands, Isle of Man, Channel Islands, Isle of Wight and Scilly — price on application. Some manufacturers won't deliver to these at all. Contact us with your postcode and the product and we'll find out.
If you're outside mainland UK, it's always worth asking before you order rather than after.

Damage or missing parts
Timber buildings arrive as a lot of separate panels and fixings. Occasionally something is damaged in transit or a bag of fixings is short. It's straightforward to put right, but it has to be reported quickly.
- Check your delivery before you start building. Count the panels against the instructions and look over them while they're still packaged.
- Note any visible damage on the delivery paperwork while the driver is still there.
- Tell us within 48 hours, with photographs of the damage, the packaging and the delivery note. Manufacturers work to tight reporting windows and a late report can invalidate the claim.
- We deal with the manufacturer on your behalf. You bought from us, so you don't need to chase them yourself.
07
Changing or cancelling
Tell us as soon as you can. If we haven't placed your order with the manufacturer yet, changes and cancellations are straightforward and we'll refund you the same day. Once it's with the manufacturer we'll always ask on your behalf — most will accommodate a change before the build starts.
Your statutory cancellation rights are set out in full in our returns policy.
